Guest Expectations
Check-in time:
Guests may check-in at 3PM or later. This is so that our cleaning staff have enough time to clean the unit in between reservations.
No Data! No Problem! If you do not have data please text us on our website phone number for check-in instructions.
Accommodation rules:
First and foremost, have a wonderful time in Waterloo.
Please treat the unit as your own home.

Door Code:
This unique code is a personalized code generated upon your booking, it is programmed to unlock the main entrance and your apartment. Only you have access to your unique code. For security purposes, please do not share your code with others.
How does the door code pad work
How did the other guest enter the building
The programmable door pad has the capacity to support 50 unique door codes. Each guest has their own unique code. That code is programmed into the main entrance, as is other guests. However, your unique code is the ONLY code that will open your unit door.
Guest Authorization:
The booking should reflect all guests staying at the property. Please let us know if you are expecting extra guests.
Pet Authorization:
Although we love our furry animals, as per Airbnb policy, ONpoint Properties is a pet-free – hypoallergenic accommodation. We want to ensure a safe environment for all our guests regardless of health conditions. If you would still like to bring your pet, we would be willing to accommodate you however the cleaning company would have to do a special cleaning using an ozone HEPA filter machine to remove allergens. For this reason, we would have to charge you a $150 pet fee.
No smoking:
NO SMOKING indoors -- ONpoint Properties are a pet-free, smoke-free hypoallergenic accommodation. NO cigarettes, NO Marijuana, NO shisha, NO vaping, NO e-cig or any forms of smoking indoors.
There are designated smoking areas outdoors available outdoors such as (balcony, front yard, or any other outdoor spaces on the property).
Infractions could incur an additional cleaning fee and or potentially result in being escorted from the property and risking no-refund for damages.
Security device interference: Guests should not tamper with the security cameras.
Smart TV:
Smart TV available, We do not have cable TV at our property.
The TV is set up to guest mode, select your checkout date. Log in to your personal and private streaming platforms, Netflix, Music, News and Sports accounts to enjoy your favourite subscriptions on our TV during your stay and log out automatically upon the expiry of your check out time.
Cleanliness: Please leave the property clean, as you would your own home.
Checkout time: All guests must check-out at no later than 11AM. This is so that our cleaning staff have enough time to clean the unit in between reservations.
Extended Stay:
Guests must pay for extended stays before 11am on their check-out day
If a payment is not made on time by the arranged timing, the door code will automatically change
You may risk additional cleaning fees as we hire a third party cleaning company
Cancellation Policy
Please note that different booking channels have different cancellation policies:
Airbnb: For stays under 28 nights, you may cancel your reservation up to 5 days before check-in to receive a full refund; for stays longer than 28 nights, you may cancel up to 30 days before check-in to receive a full refund.
Booking.com: you may cancel up to 14 days before check-in to receive a full refund.
Expedia/Vrbo: you may cancel up to 14 days before check-in to receive a full refund.

Respect The Surrounding Community
NO PARTIES: NO Noise -- No excessive noise past 10PM. The Local bylaws prohibits loud noise past 10:00 pm. Infractions could result in a fine.
Noise: Guests should respect all designated quiet hours, and keep disruptive noise to a minimum (ex: loud music, shouting, constant stomping, slamming doors, etc.).
Parking designations: Guests may park one vehicle on our Ellis/Union properties. No parking provided at Breithaupt property. And there is no parking limit on our Arkona Property. Please reach out to us if you need more parking space than provided.
